These are typical South Wales ranges for 2026, based on the kind of work we do week in, week out. They are guide figures to help you plan — not a quote. Two houses on the same street can differ by thousands depending on access, roof shape and what we find when the covering comes off. Your written quote is exact, and it is free.
What actually drives the price
- AccessThe single biggest factor. A scaffold that goes up in an afternoon costs a fraction of one that needs a road licence, a tower over a conservatory, or hand-balling materials through a house because there is no rear lane.
- Roof complexityValleys, hips, dormers, chimneys and changes of pitch all add labour and all add places that need detailing. Square meterage alone tells you very little.
- MaterialsNatural slate can be three times the cost of concrete tile per square metre. It also lasts three times as long, which is a different calculation.
- What is underneathNobody can see the battens and the rafters until the covering is off. We quote timber repairs as a clear rate rather than a vague allowance.
- Height and pitchA steep three-storey Victorian roof needs more access equipment and more time than a shallow bungalow, for the same area.

The spread is wide because roofs are. A simple gable roof with easy access sits at the bottom of the range; a cut-and-valley roof with three dormers, a chimney and a narrow lane behind it sits at the top. How to compare quotes properly
Get three. Then, before you look at the totals, check each one for these:
- Is scaffolding included, or extra?
- Is waste removal included?
- Are new battens included, or is it reusing the old ones?
- What happens if rotten timber is found?
- Is the membrane specified by name and grade?
- What exactly does the guarantee cover, and for how long?
- Is it a limited company with an address you can check?
- Is the payment schedule written down?
A quote that is £1,500 cheaper because it excludes scaffolding and reuses the battens is not cheaper. It is a different job.
Questions about cost
Why don’t most roofers publish prices?
Because roofs vary enormously and a published price can be held against you. We publish ranges anyway, because you should be able to work out roughly what you are dealing with before you invite anyone round. The range is wide on purpose — it is honest.
What makes one quote higher than another?
Usually access, and what is included. A quote that excludes scaffolding, waste removal or replacing rotten battens will always look cheaper until the final invoice. When you compare quotes, compare what is in them, not just the total.
What affects the price most?
Access first, then roof complexity, then materials. A simple gable roof you can get a scaffold to easily is a completely different job from a cut-and-valley roof with three dormers on a terrace with no rear lane — even at the same square meterage.
Do you ask for a deposit?
For larger jobs, yes — materials have to be bought up front. It is set out clearly on the quote before you commit, and we never ask for the full amount in advance.
Are these prices inclusive of VAT?
The figures shown are what you would expect to pay. Your written quote will make the position completely clear before you commit to anything.
Can you beat a quote I’ve had?
We would rather show you why ours is priced the way it is. If someone is meaningfully cheaper, it is usually because something has been left out — ask them whether scaffolding, waste and battens are included. Sometimes they genuinely are and they are just cheaper, and we will tell you to take it.
