Flat roofing that stops ponding, patching and leaks for good

A flat roof is leaking or ponding and you want to know the options and costs.

Flat roofs get a bad name they mostly do not deserve. The reason so many fail early is not the material — it is that they were laid without a proper fall, so water sits on them instead of running off. Standing water finds every weakness, freezes, expands, and works its way in.

A flat roof built with the fall designed in, a sound deck and a single continuous membrane will comfortably outlast the mortgage on a garage. Rebuilt properly, it is not a job you should be revisiting in five years.

The fall is designed into the firrings, underneath everything else. It is the part you cannot see and the part that decides whether the roof lasts.

Signs your flat roof is going

  • Water still lying on it 48 hours after rainPonding. Either the fall was never right or the deck has sagged.
  • Blisters or bubbles in the surfaceMoisture trapped under the membrane, expanding in the sun. It will split eventually.
  • Cracking or crazing, especially at the edgesFelt that has gone brittle with UV. Common on anything over about fifteen years old.
  • A soft or springy patch underfootThe deck below has got wet and is rotting. The membrane is the least of it now.
  • Staining on the ceiling belowWater is already through. The longer the deck stays wet the bigger the job gets.
  • Lifting at the upstand or flashingWhere the flat roof meets a wall is the most common failure point of the lot.

The three systems, honestly compared

GRP fibreglass

25–30 yrs

Laid wet and cured into one seamless piece with no joints at all. Hard-wearing and walkable. Needs dry weather to install and a properly prepared deck. Our usual recommendation for garages and extensions.

EPDM rubber

30–50 yrs

A single sheet of rubber, often in one piece with no seams on a domestic roof. Very flexible, copes well with movement, and can be laid in colder weather than GRP. Slightly softer underfoot.

Torch-on felt

15–25 yrs

Modern high-performance felt, bonded in two or three layers — a world away from the old single-layer stuff. The most economical option and still a proper job when it is laid in the correct number of layers.

How we rebuild a flat roof

  1. Strip back to the deckThe old covering comes off so we can see the boards. Laying over the top of a wet deck is the single most common shortcut and it fails every time.
  2. Replace what is softAny board that has taken water gets renewed. Cheap at this stage, ruinous later.
  3. Build in the fallFirrings to create a designed slope toward the outlet — typically around 1:60 — so the roof drains rather than holds.
  4. Insulate where it makes senseOn an extension or a dormer, a warm-roof build-up is usually worth doing while the roof is open.
  5. Lay the membraneOne continuous covering, dressed properly up every upstand and into the outlet.
  6. New trims and outletsFresh edge trim and drip detail. Re-using the old ones to save sixty pounds is how you get a leak at the edge in year two.

Prices assume reasonable access and an existing deck in serviceable condition. We will not know how much boarding needs replacing until the old covering is off, so we quote that as a clear rate per square metre rather than a vague “we’ll see”.

Which is best — GRP, EPDM or felt?

For most garages and extensions we would put GRP first for durability and EPDM first if the roof has a lot of awkward detail or the weather will not allow GRP. Felt is the value option and, laid in three layers, still gives you twenty years. There is no single right answer — it depends on the roof, the access and the budget.

Can you just patch it instead?

Sometimes, and we will say so if a patch is genuinely the sensible answer. But if the covering is past its life or the deck is wet, patching is buying a few months for a meaningful fraction of the cost of doing it properly.

How flat is a flat roof supposed to be?

It is not. Building regulations expect a minimum finished fall of 1:80, and in practice we design to about 1:60 so it still drains after any slight settlement. A truly level flat roof is a pond waiting to happen.

Can I walk on it?

On GRP, comfortably. EPDM is fine for occasional access but is softer and can be punctured by grit underfoot. If you want a usable balcony or terrace, say so at the quote stage — it changes the build-up and it is far cheaper to design in than to add later.

How long does a flat roof take to replace?

A single garage is usually one to two days. An extension is two to three. GRP needs dry conditions to cure, so we watch the forecast and will move a date rather than lay it in the wet and hand you a roof that fails.
