Fascias, soffits and guttering that protect the whole roof

Gutters overflowing, or roofline boards looking rotten.

Guttering is the least glamorous part of a roof and the one that causes the most expensive damage when it is ignored. An overflowing gutter does not just make a mess — it runs down the wall, saturates the brickwork and gets into the cavity. Damp that looks like rising damp on an inside wall is very often a gutter problem two storeys up.

Behind the gutter, the fascia board is what holds it up. Once that has rotted, the gutter starts to sag, the falls go wrong and the whole thing gets worse quickly.

The fascia carries the gutter, the soffit vents the roof. Get either wrong and the problem moves inside.

Signs your roofline needs replacing

  • Water pouring over the front of the gutter in rainBlocked, or the fall has gone because the fascia is sagging.
  • A green or dark stripe down the outside wallWater running where it should not. Left long enough it gets into the cavity.
  • Soft, flaking or peeling fascia boardsTimber that has been wet for years. Painting it again just seals the moisture in.
  • Gutters visibly sagging or dipping between bracketsThe board behind is no longer holding the fixings.
  • Birds or wasps getting into the roof spaceA gap where the soffit has rotted away. It will not fix itself.
  • Peeling paint inside an upstairs roomLong-term ingress from above, often traced straight back to a gutter.

What a roofline replacement involves

  1. Strip the old boardsTimber fascia and soffit off, so we can see the rafter feet. Capping over rotten timber with plastic — which some firms sell as an upgrade — hides rot and lets it carry on.
  2. Repair the rafter feetThe ends of the rafters take the worst of it. Any that are soft get cut back and repaired.
  3. New uPVC fascia and vented soffitFull replacement boards, not caps. Vented so the roof space keeps breathing, which is what stops condensation.
  4. New guttering, set to a proper fallCorrect fall to the downpipe, brackets at the right centres, so it carries water instead of holding it.
  5. Downpipes and outletsRenewed and connected properly into the gully rather than splashing onto the path.

Fascias & Guttering — your questions

Can you just cap over my existing timber fascias?

We can, and it is cheaper, but we rarely recommend it. Capping traps whatever moisture is already in the timber and hides the rot rather than removing it. If the boards are genuinely sound it is a reasonable option — we will tell you honestly which you have once we can see them.

How often should gutters be cleared?

Once a year for most houses, twice if you have trees nearby. In Cardiff that usually means late autumn once the leaves are down. It is a cheap job that prevents a very expensive one.

Do soffits really need to be vented?

Yes. A roof space needs airflow or moisture condenses on the underside of the membrane, drips onto the insulation and looks exactly like a leak. Sealing a soffit up solid is one of the most common causes of “my roof is leaking but the roofer cannot find anything”.

What colour options are there?

White is standard and the cheapest. Black, anthracite grey, rosewood and light oak woodgrain finishes are all available and add a modest amount. On a period property, black half-round guttering usually looks far more appropriate than white square-line.

Will you need scaffolding?

For a full roofline replacement, normally yes. For gutter cleaning or a single joint repair a tower or ladder is usually enough. Either way it is priced in the quote.
